Paving in Dayton
Asphalt paving in Dayton covers some of the oldest housing in the region. South Park and St. Anne's Hill are among the city's ten historic neighborhoods of mostly single-family period homes, and many other neighborhoods date from the early and middle twentieth century. Driveways there are often narrow, shared or reached from alleys, with garages at the back of the lot.
Flood control
Following the 1913 flood, the Miami Conservancy District put up five dry dams and riverside levees between 1919 and 1922. Those works protect the city, but low-lying neighborhoods near the river can still have wetter ground. We probe the base on every job and rebuild soft areas.
Climate
The January mean at the airport is about 27.5 degrees, and the city gets around 25 inches of snow a season, mostly from November to March. That means months of freeze-thaw, plowing and salt.
Older driveways
Many Dayton drives have decades of patches and old layers. Replacement means digging to firm ground and rebuilding. Where only a few spots have failed, cut-out patches and crack sealing can carry the drive.
Commercial and rental
Dayton has many small businesses, churches and rental properties with lots that need patching, sealing and restriping. We phase work to keep them open.
Road agencies
Approach work at the street is in the public right-of-way. We confirm requirements with the city before scheduling.
Costs
HomeGuide lists pothole repairs at about $100 to $400 and new driveways at about $5 to $12 or more per square foot. Your signed proposal is the price.
How we size up a city lot
In Dayton we usually look at access first: whether a truck can reach the drive from the street, the alley or both, and where materials can be staged without blocking neighbors. Then we probe the old surface, check the joint at the garage, and look at where roof water lands. Each part of the job is priced on its own line.
Narrow lots
Many Dayton lots are narrow, with drives running between houses. Two roofs may drain onto one strip of asphalt. We grade the new surface to carry that water to the street and suggest downspout extensions where they help.
Old concrete strips
Some older homes still have concrete ribbon strips or broken slabs. We take them out and pave a full-width asphalt drive on a new stone base.
Upkeep
Fall crack sealing and a sealcoat every few years keep a city drive in shape.
Church and small business lots
Neighborhood churches and shops often have small lots that see weekly peaks. We phase work to midweek or off-hours and restripe to the 2010 ADA Standards when lines are repainted.
Overlays
Where a city drive is worn but firm underneath, an overlay can renew it for less than replacement.
Timing
We pave from spring through fall. Snow usually falls from November to March, so crack sealing is best in late summer and fall.
Costs
National guides put sealcoating at about $1 to $2 per square foot and overlays at roughly 20 to 30 percent less than replacement when the base is sound.
